A new face for this neighborhood

The major urban renewal program started by the city of Saint-Etienne-de-Rouvray in 2017 is coming to an end. In the heart of the Bruyères neighborhood, which is divided into four sections, teams from Bouygues Bâtiment Grand Ouest have delivered the last 80 housing units, located on rue de Stockholm.

Almost all of the work on the Bruyères district, for which the Habitat 76 social landlord is the project owner, was entrusted successively to Bouygues Bâtiment Grand Ouest teams:
- Les Bruyères 1: After the demolition of 66 housing units, a design-build-operate-maintain consortium, with Bouygues Bâtiment Grand Ouest as the lead contractor, for the construction of 100 new housing units and the creation of a biomass heating plant to supply the other housing complexes in the Les Bruyères district. Work began in August 2018, with the first phase to be delivered in February 2020 and the final phase in June 2020.

- Les Bruyères 2: a rehabilitation program for 136 housing units on an occupied site conducted as a general contractor by Bouygues Bâtiment Grand Ouest. The work consisted of the thermal rehabilitation of the building envelope as well as plumbing and electrical work to connect the 6 buildings in this neighborhood to the new biomass heating plant in Bruyères 1. The work began in May 2019 for delivery in November 2020, i.e., within 18 months.

- Les Bruyères 4: a design-build program involving a consortium led by Bouygues Bâtiment Grand Ouest for the construction of 59 multi-family or intermediate housing units and 21 single-family units to complete this new neighborhood. The work also involves connecting the Bruyère 1 biomass heating plant to the district heating network. The first 37 housing units (27 multi-family units and 10 single-family units) were delivered within 14 months, starting in October 2020. The deliveries then followed, with the final reception of the last units on February 22.

Des travaux inscrits au cœur d’une démarche environnementale
 
Les travaux, en phase de conception ou de construction, se sont inscrits dans une démarche respectueuse de l’environnement.
Bruyères 1 a obtenu le label Energie+ Carbone- (niveau E2C1) délivré par Certivea qui récompense la construction de bâtiments neufs à énergie positive et à faible empreinte carbone.

Plus récemment, c’est le quartier Bruyères 4 qui a été récompensé par ce même label (niveau E3C2 sur les logements collectifs et E2C1 sur les logements individuels). Les travaux des bâtiments collectifs ont également obtenu le label BBCA (Bâtiment Bas Carbone) ainsi que le label Effinergie +,qui certifie les bâtiments dont les performances énergétiques vont au-delà des exigences réglementaires RT 2012, pour les phases conception et construction. Les travaux liés à la chaufferie biomasse ont été subventionnés par l’ADEME qui accompagne les entreprises, collectivités etc, dans la transition énergétique (réduction des consommations d’énergies, développement des énergies renouvelables…).

Les travaux, qui ont mobilisé un nombre important de collaborateurs, ont été rendus possible grâce à un précieux travail des équipes commerciales pour remporter ces 3 opérations.

Bruyères 2 : Bouygues Bâtiment Grand Ouest as general contractor, accompanied by BET Energie Sylvestre as project manager.
Amount of the operation : €3,9 million

Bruyères 4: Bouygues Bâtiment Grand Ouest as a design and build consortium, accompanied by Boucles de Seine Architecture, Albedo, Maggi and Geodis.
